Done the Right Way, the First Time

3 Main Challenges in Choosing a Bushfire Consultant.

BPAD (Bushfire Planning and Design) services are important in New South Wales for assessing and managing bushfire risks, particularly in areas mapped as bushfire-prone Land. However, there are several challenges for individuals or organizations needing to engage these services, including:

         Value for Money

  • Planning and building projects are expensive: knowing the cost of the Bushfire Assessment before starting

  • Uncertainty about employing someone who only turns up for the income, and doesn't care about the outcome.

  • In regional areas, finding a BPAD consultant can be difficult. Long wait times and a lack of followup support and advice can delay critical assessments, increasing  costs and slowing down the entire development process.

     Translating Complexity

  • NSW bushfire planning regulations can be complex and use lots of jargon, leaving you thinking, "what does this actually mean?".

  • Inconsistencies with different councils applying NSW bushfire planning regulations in different ways.

  • Navigating these rules on your own can feel like trying to decode a foreign language.

       Applying the Report

  • Even after receiving a bushfire report, property owners and designers often struggle to interpret and apply the recommendations.

  • The lack of ongoing support after the report is delivered to ensure the efficient implementation of the Bushfire Protection Measures which can lead to failed compliance inspections, costly rework, or costly implementation that could have been achieved more efficiently and cheaply.

  • The lack of advice on the cheapest and most efficient ways of upgrading of existing buildings.

Tait Bedlington

Lead BPAD Consultant | Firefighter | Trainer

Hi, I’m Tait. I am recognised by the NSW Rural Fire Service (NSW RFS)  as a suitably qualified consultant in bush fire risk assessment. I know firsthand how complicated bushfire planning and design can feel—I’ve been through it myself while building my own home in a bushfire-prone area. I also live and work in these environments every day, so I understand what’s at stake.

My background is a bit different from most BPAD consultants. I’ve spent my career working across bushfire planning, environmental science, forestry, natural area restoration, emergency management, and frontline firefighting. I’ve been the Incident  Controller of  bushfires, led firefighting teams, trained crew leaders and firefighters, and deployed as a specialist firefighter both in Australia and overseas. When I assess a property, I’m not just ticking boxes—I know and understand how the environmental, human and built factors interact together and what works in real fire conditions, and I bring that depth of knowledge and experience into every report and recommendation.

What sets me apart isn’t just my technical knowledge and real world experience—it’s how I work with people. I believe in clear, straightforward advice, making compliance as stress-free as possible, and genuinely supporting my clients through the entire process. Whether you’re an owner-builder trying to get through approvals and construction or a planner, architect, or engineer looking for expert input, I’m here to help make things easier.

I take pride in my work, and I take my responsibility seriously. My approach is built on strong ethical principles, real-world insight, and a commitment to getting the best outcome for both my clients and the communities we build in.

If you need guidance on bushfire planning and design, let’s have a chat—I’d love to help.

Matrix Bushfire  is with you every step of the way across the 3 key Processes

Expert guidance to navigate the Bushfire Planning and Design (BPAD) process from the initial site visit and assessment through to project completion

Site and Bushfire Planning Assessment

Once you and Matrix Bushfire have agreed on the services, reporting and pricing  for your project,  we will arrange a mutually suitable time for a Site Visit and Assessment.

The site visit is essential to gather and ground truth all of the information about your project in order to identify, develop and ensure that the site specific requirements:  are effective, work as intended and support your vision; and, can be implemented as efficiently and cheaply as possible before preparing the report.

Integrate Bushfire Planning and Design

After the site assessment and  information gathering process we can prepare the Bushfire Assessment Report outlining the Site Specific Requirements for the project.

We understand that the design may go through different iterations as you and the architect and engineer make decisions that result in minor plan adjustments, as a normal part of the design process.

We work with you and your team to ensure that any design issues that arise are dealt with as efficiently as possible, ready for the final design.

Transforming the Bushfire Ready Design into Reality

When your DA is successful and you receive the conditions of consent you will be faced with implementing the details of the Bushfire Assessment Report.

We work seamlessly with your team to advise them on how to  implement the Asset Protection Zone standards, Bushfire construction standards, access standards for fire trucks, standards for firefighting water supply and utilities.

Use our knowledge of your project and engage us to do your final compliance check and statement to provide to the consent authority to obtain your occupation certificate.
